Two things here change how a lawn should be looked after: the ground is sand, and the wind carries salt. Both affect what we do and what it costs.
Water and feed drain straight through. Pāpāmoa sits on coastal sand, which is why it never floods after a downpour and also why a lawn here browns off before anywhere else in a dry January. A single heavy fertiliser application leaches past the roots within weeks. Lighter feeding more often is the only approach that holds, and it is what our programmes here are built around.
Height matters more than people expect. On sand, longer grass shades its own soil and keeps moisture in, so we cut higher through summer rather than scalping. It looks less “sharp” for a day and stays green for weeks longer.
Anything facing the sea gets burnt. Salt-laden onshore wind browns the seaward face of hedges and shrubs, and it is not a disease — it is exposure. We trim windward sides lightly so there is always foliage protecting the growth behind, and we will tell you when a plant is simply in the wrong spot for this coast.
Property types here vary a lot, and so do the jobs. Newer builds in Wairakei and Golden Sands are usually compacted underneath, so a lawn that looked perfect in year one thins out in year two — that is a groundwork problem, not a grass problem. The older beach blocks have established gardens and tighter access. And a good share of Pāpāmoa is holiday homes and rentals, where the owner is not in town and the place needs to look right for an arrival rather than on a fixed calendar.

Dethatching, feeding and overseeding while the soil is still warm. On sandy ground this one autumn visit does more for a lawn than three in midsummer, and it is what carries it through the following January.
Warm, humid and windy at once. This is when Pāpāmoa lawns brown off first, so we lift the mowing height rather than scalping and keep feeding light. Hedge work on the seaward side stays gentle.
The area fills up over summer. Anything needing a trailer, a machine or street parking is far easier before mid-December. Holiday-home owners who book a pre-Christmas tidy in November get a slot.
Growth eases but never fully stops on this coast, so three to four weekly holds most lawns. It is our quietest run, which makes winter the easiest time to get a bigger job booked with proper time on it.
We are in Hamilton most of the year and rent the Pāpāmoa place out over summer. Same crew every visit, photos afterwards, and I have never once had to chase them about anything.

Usually mowing height, and sometimes feeding. Pāpāmoa is built on coastal sand that drains in minutes and holds very little moisture, so a lawn cut short has nothing shading its own soil. Lifting the height through summer is the cheapest fix there is and costs nothing. If it is still browning, the feeding programme is probably too heavy and too infrequent — on sand it leaches past the roots before the grass uses it.
Almost certainly salt burn rather than disease. Onshore wind carries salt and it browns whichever face is taking the weather, while the sheltered side of the same plant looks perfect. It is exposure, not illness. We trim windward faces lightly so foliage always protects the growth behind, and where a plant simply cannot cope on this coast we will say so rather than keep trimming a losing battle.
Compaction, and it is very common on the newer Pāpāmoa builds. Turf laid straight onto a thin layer of builder’s topsoil over ground that carried machinery for a year leaves roots stuck in the top few centimetres. The first properly dry spell finds them out. Watering more does not help because the water cannot get down either. The fix is below the surface, and it is a one-off rather than an ongoing cost.
A good part of what we do here. You do not need to be in town. We need access sorted and to know about gates or dogs, then we send a photo after each visit so you can see the state of the place from wherever you are. If it is a short-stay listing, tell us your changeover days and we will schedule around them rather than turning up mid-booking.
Weekly through December to February, fortnightly either side, and three to four weekly over winter. There is no frost on this coast so growth never fully stops — skipping winter entirely leaves you with a much bigger job in September. Your schedule shifts with the season automatically and your per-visit rate does not change.
