What you get

What a section clean-up covers

A clean-up is not a mow. It is taking a property that has gone past manageable and handing it back usable in a day.

Long grass brought down in stages

Knee-high grass cannot go to normal height in one pass without leaving yellow stalk. It comes down over two or three cuts in the same visit.

Hedges and shrubs cut back hard

Years of growth taken off boundary hedges and anything that has swallowed a path, fence or window.

Edges and borders found again

Driveways, paths and bed lines re-cut, which is most of what makes a reclaimed section look deliberate rather than merely mown.

The lot goes on the trailer

Prunings, clippings and whatever else has accumulated. Nothing is stacked by the fence for the next person to deal with.

Hard surfaces cleared off

Drive, paths and patio swept and blown down, so the property photographs well for a listing or a final inspection.

A dated photo record

Emailed through once the crew packs up, which is what a property manager actually needs for the tenancy file.

Who books one

When a Bay of Plenty property needs a clean-up

Almost nobody books one of these for fun. There is usually a date, a letter or a tenancy behind it.

Between tenancies

The most common one. A property handed back in a state, with a new tenant due and a fixed date to hit.

End-of-tenancy and bond

An outgoing tenant putting the grounds right rather than losing the bond over it. Dated photos are the point as much as the work.

Before listing or settlement

A section that photographs badly costs more at auction than a clean-up does. Settlement day clearances too.

Vacant and absentee-owned sections

Land sitting empty, or a property owned from another city. Nobody notices how far it has gone until a neighbour or the council mentions it.

Estate and family properties

A house nobody has lived in for a while. Usually overgrown and usually needed sorted on a timeframe that is not negotiable.

After a council or body corporate notice

A letter about overgrown land with a date attached. Tell us the deadline and we work to it.

Property only slightly behind rather than genuinely overgrown? A single visit on a mowing round or a garden maintenance catch-up is cheaper than a full clean-up.

One visit, not a programmeA clean-up is a job with an end. Nothing to cancel afterwards.

Pricing

Clean-up prices across the Bay of Plenty

Clean-ups start at $249. Four things decide where a given property lands:

01
How far it has goneOne missed season is a different job from three years of nobody touching it.
02
Size of the propertyA townhouse courtyard and a full quarter acre are different amounts of ground to cover.
03
How many trailer loadsOften the biggest single cost. Cutting it is quick; carting and tipping it is not.
04
Access for the trailerBacking onto the section beats barrowing everything out to the kerb by a long way.

Why managers book section clean-ups with us

A clean-up is almost never ordered calmly. It is a tenancy ending, a settlement date, or a council letter. What matters is a firm number quickly and a job that is actually finished.

Quoted without a site visit

Photos and an address are enough. Nobody has to arrange access or wait for someone to come and look before the price exists.

The price does not move

Agreed off the photos and that is what gets invoiced. No call halfway through saying it is worse than it looked, which is the thing everyone braces for.

We work to your dates

Tenancy changeovers and settlements are fixed, not flexible. Give us the date that matters and the booking is built around it.

Local know-how

What Bay of Plenty section clean-ups involve

Four patterns we hit often enough on sections around this region to plan for them.

Sections go wild quickly

A warm humid spring turns a tidy property into a problem in a handful of weeks. An empty rental over summer is often unrecognisable by autumn.

Bond disputes come down to evidence

Dated photos of the state a section was in, and the state it was handed over in, settle most of what otherwise turns into an argument.

Coast and inland grow differently

Sandy coastal sections at Papamoa and the Mount come back with different weed species to the heavier ground around Te Puke and Tauriko, which changes how a clearance is tackled.

There is often hidden rubbish

Under long grass on a left property there is usually more than grass. We say so in the quote rather than discovering it on the day and adding to the bill.

FAQs

Section clean-up questions we get asked

Mostly whether the price holds, and who the invoice goes to.

How much does a section clean-up cost in the Bay of Plenty?

They start at $249. Where a property lands depends on how far it has gone, the size of the section, how many trailer loads come off it and whether we can back onto the property or have to barrow everything out.

Can you quote without visiting?

Yes, and most of ours are done that way. Send a few photos of the worst of it with the address and you get a firm number, which saves arranging access on an empty property.

Will the price change once you start?

No. What is agreed off the photos is what gets invoiced. If something genuinely unexpected turns up we ring you before touching it rather than adding it to the bill afterwards.

Do you take the rubbish as well as the green waste?

Green waste always. General rubbish usually, if you mention it when quoting so the right trailer comes. Anything hazardous or an abandoned appliance needs a different arrangement and we will say so.

Can you bill the property manager or the tenant directly?

Tell us who is paying and the invoice goes to them. Agency, owner or outgoing tenant makes no difference to us as long as it is agreed before the job.

How bad is too bad?

Rarely a problem. Grass over waist height, years of hedge growth and a section nobody has walked into is a normal week. It takes longer and we price it accordingly.

Can you work to a tenancy or settlement date?

That is most of why people call. Tell us the fixed date up front, and we either take the job or say we cannot make it rather than quoting a slot that misses it.

Will the lawn survive being cut that short?

We bring long grass down over several passes in the same visit for exactly that reason. Scalping it in one go leaves yellow stalk that takes months to recover.

What happens after the clean-up?

Nothing, unless you want it. It is a one-off job with no ongoing commitment. Plenty of landlords put the property on a regular mowing round afterwards so it never gets back to that state.

Which Bay of Plenty towns do you clear sections in?

Around the harbour: Tauranga, Bethlehem, Matua, Otumoetai. To the east: Papamoa, Mount Maunganui, Ohauiti, Welcome Bay. Further out: Tauriko, Pyes Pa, Te Puke, Te Puna and Omokoroa. Nearby but not listed, give us a call.

What Bay of Plenty landlords book after a clean-up

An end of tenancy property tidy on an overgrown section usually turns up more than grass: shrub and rubbish removal for whatever has to leave the property, and stump grinding where something has already been cut down.
