Dune sand drains hard almost everywhere and then, in one flat corner by a fence or a patio, not at all. We set the fall so surface water runs away from the house and off the section, because a new root system sitting in a puddle for two days is a dead patch you will be looking at all summer.
New Lawn Install in Mount Maunganui
We strip, grade, topsoil and lay new lawns right across the Mount — bare building-site sections up towards Arataki, burnt-off summer lawns behind Marine Parade, awkward falls on the harbour side of Golf Road. Most of the money goes in before any grass arrives, into 100 to 150mm of imported topsoil over sand that holds nothing on its own.
From $35 per m²turf down, topsoil included
Measured on site and quoted as one number. Topsoil, strip-out and the old turf going away are inside it.
- Ready lawn or seed, and we say which
- 100–150mm of topsoil, imported
- Your watering plan, written down
- We will tell you not to bother
Lawn install quote
Street name and a rough area in square metres is enough to price it.
What decides whether a new lawn install takes
Three things, all of them settled before any grass arrives on the truck.
Pull back the surface anywhere on this peninsula and what is underneath holds neither water nor feed. So topsoil gets carted in and worked through the top 100 to 150mm before a single roll goes down. This is where most of your money goes, and it is the one part of the job you cannot see afterwards.
Open, wind-blasted, salt-sprayed front sections want the aggressive running types that advance by surface runner and underground shoot — nothing else holds. A shaded harbour-side corner under mature trees wants a softer, shade-tolerant blend instead, because the running types thin out badly in low light and then look worse than what you replaced.
Ready lawn or seed on a Mount Maunganui section
Neither one is better. One of them is right for your deadline, and that is the only question worth asking.
Turf finishes in an afternoon. The rolls go down, the section reads as done, and you stop looking at dirt. It costs more per square metre, and it still wants disciplined watering while the roots knit into the soil we have put under it — a pallet of turf that dries out in its first fortnight is an expensive sheet of hay.
Seed is sown straight into prepared soil. It costs a good deal less, it covers slopes and awkward shapes that rolls fight, and it asks you for a couple of weeks of consistent watering before anyone walks on it, and longer again before a trampoline or a dog goes near it.
So the deadline chooses, not the preference. A Mount house going to auction in six weeks needs turf and there is nothing to discuss. A section with no date on it and a bigger area to cover is better served by seed, and the saving widens with every extra square metre.
What does not change either way is everything underneath. That is the job; the green bit on top is the last two hours of it.
What a new lawn install includes
Five steps. The grass turns up in the last one.
- Walk the section with youWhat is growing now, what the soil is, where the water goes, how much sun each part gets — and whether you should be spending this money at all. Plenty of people get told no at this step.
- Strip it backOld grass, weed and debris off the site entirely rather than turned under, so nothing is sitting beneath your new lawn waiting to come back up through it.
- Set the fallGraded so water leaves the surface and leaves the house, with the flat corners that pond after a southerly dealt with before they are buried.
- Cart in the topsoilSoil carted on and turned in until the growing layer measures 100 to 150mm, because what it sits over will neither feed nor hold a root system by itself.
- Lay it and water it inTurf rolled out or seed sown, a first deep soak done before we leave, and the watering schedule written down and handed to you rather than explained at the gate and forgotten.
The cheapest version of this job is the one we talk you out of. A tired Mount lawn is frequently one dethatch and one corrected cutting height short of looking like a different section, at a small share of a replacement’s price. If that is what we find, that is what you get told.
Establishing a new lawn on each side of Mount Maunganui
The first month is when you lose one. What that month asks of you depends entirely on which way your section faces.
Wind and salt that an established Mount lawn simply shrugs off will burn a four-week-old one off the ground before its roots have gone anywhere at all. A section off Oceanbeach Road and a section off Grove Avenue are the same job up to the moment the grass goes down, and two different jobs after it.
Needs protecting
- Onshore wind takes the water out of new turf faster than you expect — more often, not just for longer
- Airborne salt burns fresh seedlings before there is any root to carry them through it
- Windbreak matting earns its cost on a seed job anywhere properly exposed
- The running, salt-hardened types are the safe choice out here once they are away
Establishes easier
- Out of the wind, so the topsoil we put down keeps its moisture considerably longer
- A softer shade-tolerant blend is a real option here, and often the better one under mature trees
- The first fortnight forgives a missed watering in a way the ocean side does not
- Shaded damp corners still need the fall cut in first, or they stay wet all winter
You get told the watering commitment before you choose, not after. An exposed ocean-facing seed job is a real daily obligation for a fortnight; the same job behind the shelter of the harbour side is not. If the obligation does not suit your life, that is an argument for turf and we will say so.
What a new lawn install costs in Mount Maunganui
The rate is $35 a square metre for ready lawn down on prepared ground, with the strip-out and the disposal already inside it.
| New lawn install | Stripped, graded, topsoiled and laid | From $35 per m² |
|---|---|---|
| Lawn dethatching | The cheaper fix, where it will do the job | From $189 |
| Weed control & fertilisation | Once the new lawn is away and growing | From $85 |
| Lawn mowing & edging | Keeping it, once it is established | From $35 |
On a big section with nothing on the calendar, seed is almost always the right call — the saving per square metre compounds with every extra metre. Turf earns the difference back when there is a deadline, or when the section has to carry kids and a dog from the week it goes in.
The best months to install a new lawn here
Book the right month and the weather carries most of the establishment work. Book the wrong one and you carry it, by hand, with a hose.
Go in during autumn or spring and the weather does a large share of the watering for you. Go in during February and every one of those soakings is yours to remember, on a section the wind is drying out faster than you are wetting it.
A thin lawn whose only trouble is a cutting height set too low, or a thatch band keeping water off the soil, does not get quoted for replacement. It gets told what is actually wrong with it, and what the cheaper fix costs, even though the replacement is many times the invoice for us. A section we rip up that did not need ripping up is a job the neighbours hear about for years, and we work this peninsula street by street.
New lawn questions from around Mount Maunganui
These are the eight that get asked on the front lawn before we have the tape out, and these are the answers we give.
01Our section is bare building sand in a new Arataki subdivision. Does that cost more?
A little, and the difference is topsoil rather than labour. A worn existing lawn already has some structure to build on; scraped subdivision sand has none, so more soil gets carted in to reach the 100 to 150mm we work to. It is measured on the day and it is in the quoted figure before you agree to anything. New-build sections up that end of the Mount are among the most common jobs we price.
02The house goes to auction in six weeks. Can the lawn be ready?
With turf, comfortably. Prep, lay and the first soak are done inside the week we book, and by auction weekend the rolls have knitted in and photograph as an established lawn. With seed, no — six weeks is not enough for it to look like anything you would want a photographer near. If there is a date on your section, that decision is already made for you.
03Does my existing Mount lawn actually need replacing?
Often not, and this is the question we most like being asked. A frost-free coast builds a thatch band fast, and a lawn sitting under one looks dead while being entirely alive underneath. Add a cutting height that is too low for an exposed section and you have the two causes of nearly every thin lawn we get called to. Both are fixable for a fraction of a replacement, and you get told which you have before you get a price for anything.
04What goes in on a front lawn that takes the full beach wind?
The aggressive running types: the ones that travel both over the surface and below it, on stems rather than by seed. That habit is what lets a lawn repair its own wear, hold on sand and take airborne salt on an open Mount frontage. The trade is that the same vigour thins out badly in deep shade, which is why a sheltered harbour-side corner under trees gets a softer blend instead.
05How much watering am I really signing up for here?
More than most people are told. On an exposed section the wind takes water out faster than the sun does, so new turf wants a short soak most days for its first fortnight, and seed wants it without a day missed until the cover closes over. A sheltered harbour-side section is noticeably easier. You get the schedule in writing with the job, and if it does not fit your summer we will tell you to wait for autumn.
06Can the new lawn go straight over the old one?
No, and anyone offering that is selling you a problem. The old surface, its weed and its thatch all come off site before grading, because anything left under there rots down, settles unevenly and pushes back up through what you have just paid for. Stripping out is in the price, not an extra line you find later.
07What stops a southerly taking seed off a slope?
Matting, and the honest answer that some slopes should be turfed instead. Windbreak and erosion matting pegged over a sown slope holds the seed while it strikes, and it earns its cost on anything open on the ocean side or falling away above the harbour. Where the fall is steep and the exposure bad, we will quote turf and say why, rather than take the cheaper job twice.
08Who cuts it first, and when?
We can, and it matters more than people think. The first cut comes off high, with sharp blades, once the lawn holds when you tug it — too early or too short and you pull new roots straight out of the soil. Plenty of Mount customers put the new lawn straight onto a mowing round for exactly this reason, and the first few cuts set the height the lawn keeps from then on.
